Once inside, the noise from the traffic is not really heard with windows closed, but in the backyard, it&#8217;s quite overwhelming.</p>

<p>What can I say?  This home has been on the market for almost 5 months now.  It has had 3 price reductions already - originally priced at $1,790,000, reduced to $1,650,000 and is finally now at $1,499,000.</p>
<p>This <strong>San Marino home</strong> would require major renovating.  It qualifies for my <a title="San Marino Dusty Deals" href="http://www.pasadenacarealestatehomes.com/real-estate-aquot-dusty-dealsaquot-september-2008">dusty deals list</a>, but boy, it needs to be reduced much further to bring in a buyer.  At $557/sq. ft., I expect this 4 bedroom, 3 bath home to stay on the market a bit longer.</p>

			<content:encoded><![CDATA[<p>Every Thursday, is broker&#8217;s open house day in <a href="http://pasadenaviews.com/san-marino-city-guide/" >San Marino</a>, California.  There were only two <strong>San Marino homes</strong> on real estate broker&#8217;s tour today.</p>
<p>The first one was at 1435 Bradbury Road offered at $1,256,000.  It is South of Huntington Drive, just minutes from <a href="http://www.pasadenacarealestatehomes.com/san-marino-unified-school-district-named-1-in-the-state">San Marino High School</a>.  A very pretty home, nicely updated, very bright and comfortable.</p>
<p>It was built in 1941 and is listed as having 1,981 sq. ft. per assessor and has a 8,100 sq. ft. lot.  It features 3 bedrooms and 2 baths, a newer cedarlite roof, updated painting, central air and heat.  Kitchen was updated with newer wood cabinets including a wine rack, granite flooring &amp; countertops.  Nice appliances.  There&#8217;s a California basement and a 2 car garage.</p>

<p>This beautiful <strong>San Marino home</strong> has 4 bedrooms and 4 baths, an artist&#8217;s studio, a 3 car garage and a guest house.  The entry is stunning and the lot is over 24,000 sq. ft. with a sparkling pool, privacy and mature trees.</p>

			<content:encoded><![CDATA[<p>Today, there were 5 new homes featured on <a href="http://pasadenaviews.com/san-marino-city-guide/" >San Marino</a> Broker Open House tour.   I just came back from Long Beach&#8217;s California Association of <a href="http://www.pasadenacarealestatehomes.com/real-estate/about-us" >Realtor</a>&#8217;s convention and picked up a cold so I was unable to preview these homes.  Nevertheless, I wanted to provide you with information on these San Marino homes.</p>
<p>1.  <strong>465 Winthrop Road in San Marino</strong> &#8211; $1,090,000</p>
<p>This is an English Character home with 3 bedrooms and 2 baths on a smaller lot (under 6,000 sq. ft) North of Huntington Drive next to South <a href="http://pasadenaviews.com/pasadena-city-guide/" >Pasadena</a>.   Interior square footage is listed under 1,500 sq. ft.</p>
<p>I haven&#8217;t seen this home, but pricing seems very high at $736 per sq. ft. compared to <a title="San marino Real Estate market report - September 2008" href="http://www.pasadenacarealestatehomes.com/san-marino-real-estate-market-housing-report-september-2008">last month&#8217;s average San Marino sales price of $625 per square foot.</a></p>
<p>2.  <strong>1802 Carlisle Drive in San Marino</strong> &#8211; $1,350,000</p>
<p>This <strong>San Marino home</strong> is on the corner of Sherwood close to <a title="San Marino School District" href="http://www.pasadenacarealestatehomes.com/san-marino-unified-school-district-named-1-in-the-state">Valentine Elementary School, Huntington Middle School </a>and <a title="Crowell Public Library" href="http://www.pasadenacarealestatehomes.com/san-marino-ca-crowell-public-library-before-and-after">Crowell Public Library</a>.  It is also minutes from Starbucks and restaurants on Huntington Drive.  It&#8217;s a 3 bedroom, 3 bath home with over 2,200 sq. ft. priced at $601 a square foot.</p>
<p>3.  <strong>1866  S Euclid Ave in San Marino</strong> &#8211; $975,000</p>
<p>This is one of the lowest priced homes in San Marino.  It is also situated next to the <a href="http://pasadenaviews.com/south-pasadena-city-guide/" >South Pasadena</a> border and San Marino&#8217;s Mission Shopping District.   3 bedrooms and 2 bath with almost 1,600 sq. ft.  and sits on a decent size lot of over 7,000 sq. ft.  This home is priced very nicely priced at $615 sq. ft.  <a href="http://www.sanmarinocarealestatehomes.com/?page_id=10" >Real estate agent</a> advertises this home as being turn-key.</p>
<p>4.  <strong>1675 West Drive, San Marino</strong> &#8211; $1,825,000</p>
<p>I gave you a <a title="San Marino home" href="http://www.sanmarinocarealestatehomes.com/san-marino-home-for-sale-not-yet-on-the-market">heads up about this San Marino home coming on the market </a>early this month &#8211; with 6 bedrooms and 4 baths, this home&#8217;s drawback is that it sits right next to San Marino School District Office.  It&#8217;s quite large and is over 3,500 sq. ft. and has a sizable lot of over 11,000 sq. ft.    This home was just recently repainted and staged to sell.  Let&#8217;s see if the San Marino buyers agree.</p>
<p>5.  <strong>2415 Lorain Road in San Marino</strong> &#8211; $1,280,000</p>
<p>Last, but not least, this San Marino home is 3 bedrooms and 2 baths with 2,034 sq. ft. and is priced at $629.30 per sq. ft.  It has a pool and is South of Huntington Drive not too far from San Marino High School.</p>

Both of these San Marino homes have been on the market for awhile and were &#8220;reviews&#8221;. A &#8220;review&#8221; is a name given by the <strong><a title="multiple listing service" href="http://www.pasadenacarealestatehomes.com/custom/mls">Multiple Listing Service</a></strong> for a property that is not newly listed, but has either had a price change or the <strong><a title="real estate agent" href="http://www.pasadenacarealestatehomes.com/real-estate/about-us">real estate agent</a> </strong>wanted to bring a bit more attention to the home.</p>
<p><strong>The first </strong><a title="San Marino homes" href="http://www.pasadenacarealestatehomes.com/san-marino-california-homes-for-sale"><strong>San Marino home</strong></a><strong> was at 1290 Winston Avenue</strong> and has been on the market since early August.  It is offered for sale at $1,690,000 and is also available for lease.</p>

<p>It&#8217;s marketed as a French Country Traditional and although this San Marino home looks very simple from the street, it&#8217;s nicely updated inside and has quite a bit of space.  this home has 3 bedrooms with an office and 3 baths.  It sits on a large lot &#8211; over 12,000 sq.. ft. and the interior is almost 3,000 sq. ft.  It is situated North of Huntington Drive, minutes from the San Marino High School.  It has a nice back yard with a pool and a sports court!  Outdoor speaker system and BBQ make it a great place for entertaining.</p>
<p>It&#8217;s been updated throughout and is priced at $577 per sq. ft.  One drawback of this home is that it sits on a T-intersection and feng shui buyers are very conscious of that fact.</p>
<p><strong>The second home on broker caravan today was South of Huntington Drive at 1479 Van Dyke Road.</strong>  This San Marino home was just reduced by $36,000 and is priced at $1,299,000.  It is also 3 bedrooms and 3 baths with lots of closet sapce and a family room.</p>

<p>It&#8217;s a very bright home with a beautiful back yard with a pool.  The floor plan is a bit fragmented though with an addition of a family room and a master bedroom.  It&#8217;s priced at $525 per sq. ft, but given the fact that it&#8217;s been on the market for over 2 months, I think that it will take another price reduction to move this San Marino home.</p>
