Foreclosure in San Marino – 2975 Wallingford Avenue

Yesterday, I wrote about the first foreclosure in San Marino at 2975 Wallingford Avenue. I had an opportunity to stop by there today. This home is situated on a very busy corner of San Gabriel Blvd and Wallingford Avenue. Once inside, the noise from the traffic is not really heard with windows closed, but in the backyard, it’s quite overwhelming.

As you enter this San Marino home, you are greeted with a formal entry covered in 1960s wall paper. All three bedrooms are to the left of the entry and the living room with pretty windows and fireplace is on the right. Living room opens into a formal dining room which leads to the kitchen.

This home feels like it hasn’t been updated since the 60s. Wallpaper, old appliances, outdated bathrooms and kitchen are just screaming for attention.

The family room is at the back of the house and opens to a fairly large yard. You can make a full circle by walking from the family room into the hallway leading to the 3 bedrooms and back to the entry.

There is no master bedroom in this home and the three bedrooms are serviced by one bathroom. The 2nd bathroom is next to the kitchen and dining room.

Still at $407 per square foot, this San Marino home offers opportunity for families looking to get into San Marino schools and buy a home under $1 million. If you don’t mind the busy corner, a little sweat equity will go a long way with this San Marino foreclosure.

This home last sold for $928,000 in October of 2004 at $391 per sq. ft.

San Marino California Broker’s Open House – November 6, 2008

There were three San Marino homes on broker’s open house tour today. Two homes were newly listed – 2245 Ashbourne Drive and 1808 SAint Albans Road and one at 1635 Rubio Drive was a review.

2245 Ashbourne Drive, San Marino

Honestly, I was not very impressed with this home. It felt very confined and the bottom floor was very fragmented. This San Marino home is listed as having 4,101 sq. ft. and has 4 bedrooms and 4 baths.

At $719 per sq. ft., this home is extremely overpriced considering the average price per square foot of sold homes in September was $625/sq. ft. and in October was $575/sq. ft.

Owners state that they updated all the major systems in 2004. The gourmet kitchen is certainly gorgeous, but the overall feeling of the home did not reflect modern or newer updates.

It is a gated home, North of Huntington Drive closer to the South Pasadena border. It’s on a quiet street off of Los Robles.

It was originally built in 1938.

2245 Ashbourne Drive is listed by Coldwell Banker and is offered for sale at $2,950,000.

1808 St. Albans Road, San Marino

This Mediterranean, 2 story home is 4 bedrooms and 3 baths and is listed as having 3,668 sq. ft. The lot size is 12,250 and this home was built in 1925.

This home is situated minutes from Lacy Park and is next to Valentine Elementary School and Huntington Middle School.

There was a lot of natural light, plenty of windows and it was nicely updated. The kitchen was spectacular and the back yard had a nice pool although was a bit on the smaller side.

Listed by Coldwell Banker at $2,2950,000 at $625/sq.ft, this San Marino home is definitely worth a visit if you are looking for a nice family home in the San Marino community.

1635 Rubio Drive, San Marino

What can I say? This home has been on the market for almost 5 months now. It has had 3 price reductions already - originally priced at $1,790,000, reduced to $1,650,000 and is finally now at $1,499,000.

This San Marino home would require major renovating. It qualifies for my dusty deals list, but boy, it needs to be reduced much further to bring in a buyer. At $557/sq. ft., I expect this 4 bedroom, 3 bath home to stay on the market a bit longer.

Every Thursday, is broker’s open house day in San Marino, California. There were only two San Marino homes on real estate broker’s tour today.

The first one was at 1435 Bradbury Road offered at $1,256,000. It is South of Huntington Drive, just minutes from San Marino High School. A very pretty home, nicely updated, very bright and comfortable.

It was built in 1941 and is listed as having 1,981 sq. ft. per assessor and has a 8,100 sq. ft. lot. It features 3 bedrooms and 2 baths, a newer cedarlite roof, updated painting, central air and heat. Kitchen was updated with newer wood cabinets including a wine rack, granite flooring & countertops. Nice appliances. There’s a California basement and a 2 car garage.

San Marino home on Bradbury Road

The second home in San Marino was a luxury estate above Lacy Park, North of Huntington. It is located at 1045 Oak Grove Place and is offered to potential buyers at $3,798,000. It’s actually been on the market for 55 days and just had a price reduction from it’s original asking price of $3,950,000.

This beautiful San Marino home has 4 bedrooms and 4 baths, an artist’s studio, a 3 car garage and a guest house. The entry is stunning and the lot is over 24,000 sq. ft. with a sparkling pool, privacy and mature trees.

San Marino Real Estate – Broker’s Open House October 16,2008

Today, there were 5 new homes featured on San Marino Broker Open House tour. I just came back from Long Beach’s California Association of Realtor’s convention and picked up a cold so I was unable to preview these homes. Nevertheless, I wanted to provide you with information on these San Marino homes.

1. 465 Winthrop Road in San Marino – $1,090,000

This is an English Character home with 3 bedrooms and 2 baths on a smaller lot (under 6,000 sq. ft) North of Huntington Drive next to South Pasadena. Interior square footage is listed under 1,500 sq. ft.

I haven’t seen this home, but pricing seems very high at $736 per sq. ft. compared to last month’s average San Marino sales price of $625 per square foot.

2. 1802 Carlisle Drive in San Marino – $1,350,000

This San Marino home is on the corner of Sherwood close to Valentine Elementary School, Huntington Middle School and Crowell Public Library. It is also minutes from Starbucks and restaurants on Huntington Drive. It’s a 3 bedroom, 3 bath home with over 2,200 sq. ft. priced at $601 a square foot.

3. 1866 S Euclid Ave in San Marino – $975,000

This is one of the lowest priced homes in San Marino. It is also situated next to the South Pasadena border and San Marino’s Mission Shopping District. 3 bedrooms and 2 bath with almost 1,600 sq. ft. and sits on a decent size lot of over 7,000 sq. ft. This home is priced very nicely priced at $615 sq. ft. Real estate agent advertises this home as being turn-key.

4. 1675 West Drive, San Marino – $1,825,000

I gave you a heads up about this San Marino home coming on the market early this month – with 6 bedrooms and 4 baths, this home’s drawback is that it sits right next to San Marino School District Office. It’s quite large and is over 3,500 sq. ft. and has a sizable lot of over 11,000 sq. ft. This home was just recently repainted and staged to sell. Let’s see if the San Marino buyers agree.

5. 2415 Lorain Road in San Marino – $1,280,000

Last, but not least, this San Marino home is 3 bedrooms and 2 baths with 2,034 sq. ft. and is priced at $629.30 per sq. ft. It has a pool and is South of Huntington Drive not too far from San Marino High School.

San Marino Broker’s Open House – October 9, 2008

Today, there were only 2 homes on the San Marino broker caravan. Both of these San Marino homes have been on the market for awhile and were “reviews”. A “review” is a name given by the Multiple Listing Service for a property that is not newly listed, but has either had a price change or the real estate agent wanted to bring a bit more attention to the home.

The first San Marino home was at 1290 Winston Avenue and has been on the market since early August. It is offered for sale at $1,690,000 and is also available for lease.

San Marino Home

It’s marketed as a French Country Traditional and although this San Marino home looks very simple from the street, it’s nicely updated inside and has quite a bit of space. this home has 3 bedrooms with an office and 3 baths. It sits on a large lot – over 12,000 sq.. ft. and the interior is almost 3,000 sq. ft. It is situated North of Huntington Drive, minutes from the San Marino High School. It has a nice back yard with a pool and a sports court! Outdoor speaker system and BBQ make it a great place for entertaining.

It’s been updated throughout and is priced at $577 per sq. ft. One drawback of this home is that it sits on a T-intersection and feng shui buyers are very conscious of that fact.

The second home on broker caravan today was South of Huntington Drive at 1479 Van Dyke Road. This San Marino home was just reduced by $36,000 and is priced at $1,299,000. It is also 3 bedrooms and 3 baths with lots of closet sapce and a family room.

It’s a very bright home with a beautiful back yard with a pool. The floor plan is a bit fragmented though with an addition of a family room and a master bedroom. It’s priced at $525 per sq. ft, but given the fact that it’s been on the market for over 2 months, I think that it will take another price reduction to move this San Marino home.

Ricardo Bueno of the famed www.ribeezie.com were walking down Lake Avenue earlier this evening and saw this million dollar beauty parked in front of Magnolia.

I believe that this is a Bugatti Veyron – one of 150 cars made. You just never know what you will see on South Lake in Pasadena.
