<p>In a market where prices are rising fairly consistently, price per square foot is essentially flat. This often implies<br />
that new homes coming on the market are pricier, and also larger than older homes. As a result the value one can buy stays the same.</p>

			<content:encoded><![CDATA[<p>The biggest change over the last several months in <a href="http://pasadenaviews.com/san-marino-city-guide/" >San Marino</a> is the number of homes being sold and going into <a href="http://www.pasadenacarealestatehomes.com/pasadena-ca-real-estate-closing-costs" >escrow</a>.  Interestingly enough, home inventory is about the same.  San Marino gets a little more than a dozen new home listings each month.  with the inventory staying close to 40 over all.</p>
<p>Real estate market activity has picked up significantly in <a href="http://pasadenaviews.com/pasadena-city-guide/" >Pasadena</a> and surrounding neighborhoods and San Marino is also seeing an upswing in activity.  Price per square foot has gone up to the high $500s in May and that is based on 14 closed sales.</p>
<p>San Marino&#8217;s <a href="http://pasadenaviews.com/buyera-039-s-or-a-sellera-039-s-market-market-action-indicator-may-offer-help/" >Market Action Index</a> is still in the <a href="http://www.pasadenacarealestatehomes.com/real-estate/buyers" >home buyer</a>&#8217;s zone, but is slowly climbing back up:</p>

			<content:encoded><![CDATA[<p>In the first 10 days of March, 9 new homes were listed for sale in <a href="http://pasadenaviews.com/san-marino-city-guide/" >San Marino</a>. These luxury estates usually demand a starting list price of $1,000,000 and up and these homes were no exception.</p>
<p>The least expensive San Marino home for sale is listed at $1,075,000 and is at 572 South Berkely Avenue.</p>
<p>The most expensive home for sale this month (as of today) is listed at $4,600,000 at is located at 1999 Oak Knoll in San Marino.</p>
<p>Overall, San Marino&#8217;s real estate market fared well in the month of February.  </p>

		<description><![CDATA[Getting ready to work on your taxes?  Read these quick tax tips]]></description>
			<content:encoded><![CDATA[<p><a href="http://www.irina4realestate.com/changes-in-the-tax-break-for-new-pasadena-home-buyers/">No one ever wants to pay more taxes than necessary, but this year it&#8217;s even more important to save every penny you can. Here are some tips that can help you get a larger refund:</p>
<p><strong>Property Tax Deduction for Non-Itemizers:</strong> Before 2008, only people who itemized their deductions could deduct property taxes. For 2008, individuals who do not itemize can deduct up to $1,000 of property tax on a joint return or $500 on a single return.</p>
<p><strong>Driving Deductions:</strong> The IRS increased the cents-per-mile deduction for business-related driving expenses from 50.5 cents to 58.5 cents from July 1, 2008 through December 31, 2008. They also increased the rate for deducting medical and moving driving-related expenses from 19 cents to 27 cents for that same time period.</p>
<p><strong>Disaster Losses:</strong> Casualty losses (i.e. like those from storm or fire damage) are normally deductible only to the extent they exceed 10% of AGI. For 2008, casualties in federally declared disaster areas can be deducted without having to abide by the 10%-of-AGI rule, which raises the amount that is deductible.</p>
<p><strong>Capital Losses:</strong> Review your portfolio and note all your realized losses for 2008. You can write these off against capital gains and you can have a net loss of up to $3,000 deductible against your salary and other ordinary income. What&#8217;s more, any excess can be used to offset gains or can be deducted in 2009 or later years.</p>
<p><strong>Retirement Plan Contributions:</strong> You can make tax-saving contributions to retirement plans for 2008 through April 15, 2009.</p>
<p><strong>Charitable Donations:</strong> Not only can you claim deductions for money and items you donate to a charity, you can also claim deductions for expenses you incur on a charity&#8217;s behalf (i.e. driving costs, printing costs, long distance phone call costs, etc.).</p>

The inventory remains pretty stable at 24 luxury San Marino homes available for sale with 9 new listings coming on the market in January.</p>
<p>Even though, the price per square foot for closed sales is at $513, San Marino home sellers are still hoping to sell their estates in the $600 per sq. ft. range based on the new home pricing.</p>

			<content:encoded><![CDATA[<p><a href="http://www.pasadenacarealestatehomes.com/real-estate/pasadena" >Pasadena real estate</a> blog just posted <a title="San Marino California real estate report for December 2008" href="http://www.pasadenacarealestatehomes.com/san-marino-real-estate-market-report-december-2008">San Marino Real Estate market housing and analyiss update for December 2008</a>.</p>
<p>I wanted to focus on a historical look at <a href="http://pasadenaviews.com/san-marino-city-guide/" >San Marino</a>&#8217;s home prices over the last five years.    A couple of items jump out at me:</p>
<ul>
<li>The volume of San Marino homes sold in 2008 is three times less than 2003 &#8211; 110 compared to 304 San Marino home sales, respectively.</li>
<li>San Marino price per square foot peaked in 2007 at $611 per sq. ft. of  living space and didn&#8217;t really come down significantly in 2008.  The year ended with an average price per square foot of $582.  That&#8217;s only a 4.8% decrease off of &#8220;peak&#8221; levels.</li>
<li>Average sales price for San Marino homes came down a bit from 2007 levels.  San Marino home buyers purchased smaller homes in 2008 vs. 2007.</li>
<li>San Marino home sellers are having a hard time accepting that San Marino home prices came down even a little bit and are still pricing homes a little higher than the real estate market can currently bear in San Marino.</li>
<li>San Marino homes are still quite in demand with the marketing time being less than 2 months and matching 2007 levels.</li>
<li>Buyers purchasing homes in 2003 or before have gained quite a bit of equity given San Marino&#8217;s home price appreciation over the last five years.</li>
</ul>

Many home buyers thinking of relocating to San Marino look at how well <a href="http://www.pasadenacarealestatehomes.com/san-marino-unified-school-district-named-1-in-the-state" >San Marino schools</a> are performing and decide to invest their money into their home vs. paying for a private school.  Not only are San Marino schools excelling in academics, but they also offer a lot of extra-curricular activities like sports and drama among others</li>
