<p>I wanted to focus on a historical look at <a href="http://pasadenaviews.com/san-marino-city-guide/" >San Marino</a>&#8217;s home prices over the last five years.    A couple of items jump out at me:</p>
<ul>
<li>The volume of San Marino homes sold in 2008 is three times less than 2003 &#8211; 110 compared to 304 San Marino home sales, respectively.</li>
<li>San Marino price per square foot peaked in 2007 at $611 per sq. ft. of  living space and didn&#8217;t really come down significantly in 2008.  The year ended with an average price per square foot of $582.  That&#8217;s only a 4.8% decrease off of &#8220;peak&#8221; levels.</li>
<li>Average sales price for San Marino homes came down a bit from 2007 levels.  San Marino home buyers purchased smaller homes in 2008 vs. 2007.</li>
<li>San Marino home sellers are having a hard time accepting that San Marino home prices came down even a little bit and are still pricing homes a little higher than the real estate market can currently bear in San Marino.</li>
<li>San Marino homes are still quite in demand with the marketing time being less than 2 months and matching 2007 levels.</li>
<li>Buyers purchasing homes in 2003 or before have gained quite a bit of equity given San Marino&#8217;s home price appreciation over the last five years.</li>
</ul>

Many home buyers thinking of relocating to San Marino look at how well <a href="http://www.pasadenacarealestatehomes.com/san-marino-unified-school-district-named-1-in-the-state" >San Marino schools</a> are performing and decide to invest their money into their home vs. paying for a private school.  Not only are San Marino schools excelling in academics, but they also offer a lot of extra-curricular activities like sports and drama among others</li>

<p><a href="http://pasadenaviews.com/san-marino-city-guide/" >San Marino</a> California&#8217;s real estate inventory remains pretty stable for October. The number of new homes listed for sale remains at 12 with no change from August and the overall number of available homes is still in the low 30s.</p>
<p>On average, it is taking a little over a month to market and sell a home in San Marino and the homes are still selling in the mid $1 million dollar range.</p>
<p>San Marino homes that sold in October sold on average OVER their asking price at 102.43%. The average home sold was 2,868 sq. ft. and had 4 bedrooms and 3 baths.</p>
<p><em>Highest sold home in San Marino for October was at 913 Winston Avenue and sold for $2,600,000 ($112,000 more than the original asking price!)</em></p>
<p><em>Least expensive home sold in San Marino was at 2530 Sycamore Drive and was a 3 bedroom, 2 bath home that was original listed at $980,000. It closed <a href="http://www.pasadenacarealestatehomes.com/pasadena-ca-real-estate-closing-costs" >escrow</a> at 970,300.</em></p>
<p>Begining this month, I will be including the median selling price statistics for San Marino home sales. The median sales price will provide us with a better picture since 50% of homes sell above the median and 50% sell below.</p>
<p><a href="http://pasadenaviews.com/buyera-039-s-or-a-sellera-039-s-market-market-action-indicator-may-offer-help/" >Market Action Index</a> for <a href="http://sanmarinocarealestatehomes.com" >San Marino real estate</a> market is currently in the Buyer&#8217;s Market zone (below 30). See graph below. The 90-day Market Action Index stands at 18. Despite the fact that there is a relatively high amount of available inventory, this Buyer&#8217;s market is still seeing prices move higher. This is due to the strong family atmosphere and outstanding San Marino public schools.</p>

			<content:encoded><![CDATA[<p>Today, there were 5 new homes featured on <a href="http://pasadenaviews.com/san-marino-city-guide/" >San Marino</a> Broker Open House tour.   I just came back from Long Beach&#8217;s California Association of <a href="http://www.pasadenacarealestatehomes.com/real-estate/about-us" >Realtor</a>&#8217;s convention and picked up a cold so I was unable to preview these homes.  Nevertheless, I wanted to provide you with information on these San Marino homes.</p>
<p>1.  <strong>465 Winthrop Road in San Marino</strong> &#8211; $1,090,000</p>

<p>This is one of the lowest priced homes in San Marino.  It is also situated next to the <a href="http://pasadenaviews.com/south-pasadena-city-guide/" >South Pasadena</a> border and San Marino&#8217;s Mission Shopping District.   3 bedrooms and 2 bath with almost 1,600 sq. ft.  and sits on a decent size lot of over 7,000 sq. ft.  This home is priced very nicely priced at $615 sq. ft.  <a href="http://www.sanmarinocarealestatehomes.com/?page_id=10" >Real estate agent</a> advertises this home as being turn-key.</p>
<p>4.  <strong>1675 West Drive, San Marino</strong> &#8211; $1,825,000</p>
<p>I gave you a <a title="San Marino home" href="http://www.sanmarinocarealestatehomes.com/san-marino-home-for-sale-not-yet-on-the-market">heads up about this San Marino home coming on the market </a>early this month &#8211; with 6 bedrooms and 4 baths, this home&#8217;s drawback is that it sits right next to San Marino School District Office.  It&#8217;s quite large and is over 3,500 sq. ft. and has a sizable lot of over 11,000 sq. ft.    This home was just recently repainted and staged to sell.  Let&#8217;s see if the San Marino buyers agree.</p>
<p>5.  <strong>2415 Lorain Road in San Marino</strong> &#8211; $1,280,000</p>
<p>Last, but not least, this San Marino home is 3 bedrooms and 2 baths with 2,034 sq. ft. and is priced at $629.30 per sq. ft.  It has a pool and is South of Huntington Drive not too far from San Marino High School.</p>

			<content:encoded><![CDATA[<p>Even though, the inventory of <strong><a title="San Marino homes for sale" href="http://www.pasadenacarealestatehomes.com/san-marino-california-homes-for-sale">homes in San Marino</a></strong> is fairly stable and is not increasing the number of <a title="August San Marino sales" href="http://www.pasadenacarealestatehomes.com/san-marino-luxury-real-estate-august-million-dollar-sales"><strong>San Marino homes sold</strong> </a>is almost 50% less in September compared to August.  October will not look much better since only six <strong><a href="http://pasadenaviews.com/san-marino-city-guide/" >San Marino</a> homes</strong> are in <a href="http://www.pasadenacarealestatehomes.com/pasadena-ca-real-estate-closing-costs" >escrow</a> right now, but <a title="new home listings" href="http://www.pasadenacarealestatehomes.com/custom/mls"><strong>new home listings</strong> </a>are holding steady at about 11 to 13 homes a month &#8211; double the buyers&#8217; demand.  This can potentially lead to an overabundance of homes on the market and reduction of prices especially going into the slowest season of the real estate cycle &#8211; winter.</p>
<p><strong>San Marino listings</strong> are also being priced higher than the <strong>average selling price</strong> over the last several months.  The average price per sq. ft. for active<strong> San Marino homes</strong> in the <a href="http://www.irina4realestate.com/mls/" >MLS</a> is $653.  The sold price per sq. ft. is listed below &#8211; September closed at $625.  It&#8217;s also interesting to note that the 6 San Marino homes currently under contract average out at $598 a sq. ft.</p>
<p>Of the eight San Marino home sales last month, three of these homes sold over asking price, with the <strong>highest priced sale</strong> for the month at $2,580,000 for 20 Mill Canyon Road.  This home was originally listed for sale at $2,888,888.</p>
<p><em>The lowest priced San Marino home on the market is $875,000 at 1913 S Los Robles.</em></p>
<p><em>The highest prices San Marino home on the market is $8,900,000 at 1385 Old Mill Road.</em></p>
